Jack Properties LLC was organized under the Florida Revised Limited Liability Company Act in August 2021 for the express purpose stated in its Articles of Organization: to purchase, develop and/or sell real estate, and to engage in any other lawful business permitted to a Florida limited liability company.
The company is privately held and managed by its members. We are headquartered at 820 N. 12th Avenue in Pensacola and focus our activity on properties within driving distance of that office.
Our work tends to be unglamorous. We underwrite carefully, we restore what is worth restoring, and we sell to people who will use the property. We do not list ourselves as a brokerage, we do not raise money from the public, and we do not promise returns to anyone.

What we actually do.
Acquisition
We buy single-family homes, small multifamily properties, and select commercial parcels along the Gulf Coast. Cash close, no contingencies on properties we already know.
Development & Renovation
Where it makes sense, we improve the property: roofs, systems, layout, finishes. We use licensed Florida contractors and follow all applicable municipal codes.
Disposition
We sell what we own, either through a licensed Florida real estate broker or directly to an end user. We do not represent buyers or sellers and we do not collect commissions.
How we work, in four lines.
Underwrite, don't guess.
Every property gets a written acquisition memo before an offer. If the math doesn't work on paper, it won't work in life.
Pay vendors on time.
Roofers, electricians, plumbers, attorneys, title agents. We pay them when the invoice clears, not when we feel like it.
Comply with everything.
Florida statutes, county ordinances, federal disclosures. We err on the side of more paperwork, not less.
Stay local.
We do not operate outside northwest Florida. Knowing one market well beats being a tourist in several.
